Looking for a Weekend Trade Days?

Trade Days USA has taken over the Texas Motor Speedway every 4th Monday weekend! Entrance to the market is free, Parking is $5.00 per car load. Very well organized, lots of security, food vendors, bounce houses for the kids. SPCA has a place set up for pet adoptions. Huge enclosed Pavilion is nice especially if the weather isn't.

We were out there last weekend and we were quite surprised at all the speciality items. Wasn't your typical garage sale feel. I found some great gift items and even bought a couple of things for myself as well. Majority of the vendors are there every month. So, if you don't get it this time they will be there next time.

Some of us have our usual Trade Days, Flea Market schedule: Canton First Monday Trade Days, Weatherford First Monday Trade Days, McKinney Third Monday Trade Days and now we can add Texas Motor Speedway Forth Monday Trade Days.

Obama our 44th President

Well, change in theory is great. He is not God and his plate is a heavy one. I wish him and our government the best.

It is easy to look like a champ and end in a pile. Americans in general love a hero and will turn around and kick a singer off the "Idol".

Honestly, he looked a little scared today. I am sure the pressure of it all is weighing on him as it settles on his shoulder. That position looks great from where we sit.

Not sure why anyone would want the position in good or bad times. It really takes someone special to try and then to be the president of the United States of America.

I am just very happy to have been born here. There is no other place in the world that we as men and women could do and have what we have. (Including animals which we spend millions of dollars a year on.)

I know others will say sure there is. I travel way to much and I can tell you there is not!

I am blessed and so is Obama he was born an American and that is how he was able to get where he is now.

In most African countries his odds of living past the age of 12 would be huge much less grow up to be a leader. Sad that not just in Africa, but many other countries this is the case.

Again, I wish them all the best!

With all the financial upheaval over the past year, including the subprime-mortgage mess and the rescue plan for banks toppled by risky loans, it wouldn't be surprising if you were tempted to think that credit is a four-letter word.


But one important lesson this crisis has driven home is that your credit is the financial equivalent of your good name. A good score is your ticket to a home, a car, a credit card or even an insurance policy, and even a tiny slip-up can come back to haunt you. That's especially true now because the credit crunch has spread to other types of borrowing. For instance, banks have been forced to write off record levels of credit-card debt, so they're setting the bar higher for potential borrowers. A year ago, a score of 720 would have had lenders lining up for your business. Today, a score of 740 or 750 will get you an account but might not qualify you for the lowest interest rates, says Bill Hardekopf, of LowCards.com.


If you haven't already done so, start by taking a look at your credit report. Log on to AnnualCredit-Report.com and get a free copy from each of the three credit bureaus: Equifax, Experian and TransUnion. (Note: Copycat sites often require you to purchase other services in order to get a "free" credit report.)


While you're on a bureau's Web site, you'll also have the option of buying your credit score for $6 to $8. If you've already used your once-a-year free pass on AnnualCreditReport.com, go to myFICO.com to download your reports and scores ($15.95 for the score from one credit bureau, or $47.85 for all three).


Go through your report with a fine-tooth comb and file a dispute immediately with each bureau that reports an error. The process isn't lightning-fast (you typically have to wait 30 to 45 days for the bureau to investigate any disputes you submit), but be persistent until the problems have been resolved. Big issues, such as an incorrect notation that an account has gone to collection or a home is in foreclosure, could cost you 100 points or more on your credit score.


Gerri Detweiler, credit adviser for Credit.com, says it's also important to check the dates on any negative information that's being reported. Negative items, such as collections accounts, may generally be reported for seven years from when you first fell behind. Two exceptions are bankruptcies, which may be reported for ten years, and tax liens, which may stay on your record indefinitely until you pay them.


Other things to watch out for: paid-in-full accounts that still show a balance and someone else's record that appears in your file. If the credit bureau misspells your name or reports your address incorrectly, that won't affect your score. Balancing act. It's important to minimize the ratio of your outstanding debt to your credit limit (what's known as your credit-utilization ratio) for each card you hold. If you're near your limits and a long-standing customer with a good history, you could ask your current card issuers to raise your limits. Or you can focus on paying down your balances so that you're using less of your available credit. A good rule of thumb is to aim to keep your balance below 30% of your limit on each card.


If you're concerned that a recently frozen home-equity line of credit will tip the utilization scales, don't worry. Ethan Dornhelm, of Fair Isaac, the company that compiles the FICO score, says the scoring model excludes HELOCs from such calculations.


And don't apply for new credit cards you don't need. That 10% discount a retailer offers when you sign up for its card isn't worth it. When you apply for new credit, an inquiry is made on your credit report. Each inquiry is a tiny ding, but enough dings can add up to a dent, especially if your credit history is short. Craig Watts, of Fair Isaac, says that your best bet is to take on new credit only when you need it.


Pay your bill in full each month if you can. If you can't, pay at least the minimum, and make your payments on time. Late payments lower your credit score and may automatically trigger a higher rate. And if other lenders see that, they may raise your rate, too. That could result in more late payments in the future-and thus set off a vicious cycle of credit-card debt.


If your payment date is inconvenient, call your card issuer and request a change in the date. It may take a cycle or two to get results, but lenders are often happy to work with you.

Selling a home in a declining market starts with a proper attitude and finding the right Realtor® who is optimistic and knows the right sales techniques in this tough market. Even though most people and economists are down on the housing market (feel it is depressed, that the economic recovery isn't going to happen in the next few months, and consumer confidence is down), it doesn't mean that you can't sell your home.

The truth of the matter is many people will sell their homes between now and this summer. While many sellers and real estate agents take a reactive approach to market conditions, those sellers who take a more proactive and realistic approach to the market will be the ones who sell their homes. These are the sellers who take advantage of this market and move up to their dream home! First, be honest about appraising the condition of your home.

The key to successful selling in a 'declining market' is pricing your home at today's market value, having your home in tip-top condition and being able to work with a prospective buyer on financing needs and terms. Don't let your ego or pride get in the way when determining a price for your home. Put yourself in the buyer's shoes and walk across the street. Curb appeal to a new buyer is a very important and is many-times overlooked.

Secondly, take a leisurely walk through your home jotting down the little things you might do to spruce it up. New carpeting, a fresh coat of paint, new light fixtures, mirrors, etc., are items that will give your home more emotional appeal and does not cost too much. Put away the clutter throughout the home. Rooms free of clutter will appear bigger and the new buyer can visually 'move into' your home much easier. Remember, new buyers are not buying your furniture.

Finally, be patient. The real estate market has changed considerably since the last run-up where homes sold in hours or days. We are now experiencing a more "normal market" where homes take 90-120 days to sell. Remember, inventories are at an all-time high right now. Bank foreclosures are all around you and many buyers will have difficulty qualifying for a new loan. Lenders also have very strict guidelines now and consumer confidence is very low. Allowing for a normal marketing period will do a lot to alleviate your impatience when you have few showings of your home or a lack of offers to review.

A good Realtor® will keep you abreast of market changes, activity on your home and others in the neighborhood, while maintaining a "teamwork" concept that is paramount for a successful sale. Properties need ample time to be exposed to the public and finding the right buyer requires a good understanding of the market as well as sales values. In all honesty, there are no easy answers but one thing is for certain, even in the worst markets, there are people selling homes and taking their equity!
